Extremely disappointing experience. I would not recommend Wilford Smith.
The communication and management of my sale were extremely poor. Emails and requests for updates were repeatedly ignored, sometimes for weeks, and I was given assurances that matters were being dealt with when they clearly were not. This applied not only to communication with me, but also to the buyer's solicitor and the estate agent, which caused unnecessary delays and confusion throughout the transaction.
On several occasions, I had to chase other parties myself simply to find out what was happening. I was also passed between around seven different members of staff during the transaction, with my point of contact constantly changing. This made an already difficult process even more frustrating.
A particularly serious issue was the incorrect treatment of my 40% shared ownership share as a 100% final staircasing transaction. The 40% share was clearly stated in multiple documents provided to the firm, yet this error was not identified or challenged at the time. I was instead asked to sign incorrect staircasing documentation, and when the issue was eventually raised, responsibility was attributed to the estate agent. As my solicitors, I expected them to identify inconsistencies in the documentation and advise me appropriately.
The prolonged delays also resulted in significant additional costs for me, including documents and management information having to be renewed after expiring. Not to mention the stress and mental toll of an 18 month sale.
I have an ongoing case with the Legal Ombudsman regarding the service I received. The firm's own complaints procedure was also not followed properly, with my complaint not being acknowledged or dealt with within the timescales they state.
Ultimately, it was only when Harvey became heavily involved and started actively chasing matters that the transaction was properly pushed forward and the risk of the sale collapsing was addressed. I'd like to add that Benjamin was also very helpful for his parts.
Overall, a very stressful and costly experience, with a level of communication and case management that I found completely unacceptable.
View this review on GoogleGreat experience with Team Michelle!
Phone is always answered, emails replied to usually same day - which is quite often not the case as shown with our experience with our vendors solicitor.
I was always on the phone to Michelle's team or via email to keep the case moving and following the progress. I never got radio silence despite my endless follow ups. We waited 6 weeks for a response to our enquiries from another solicitor with Michelle replying in less than 20 minutes when they finally came through. We are now hopefully at end stages of our purchase, so the team wont have me bothering them for too much longer but I truly appreciate their quick responses and chasing of other solicitors for us.

I (I am the assignor) engaged Wilford Smith Solicitors to process a straight forward shop lease assignment. The first contact was with their sales person, he did a very good pitch about how Wilford Smith provides a high level of service and cared about clients/customers etc., but do not be fooled by all his talk, does not match the service. The service they provided was terrible.
I was assigned their Head of Commercial Conveyancing to do the job. At the start of the process I gave the solicitor the Heads of Terms. She completely ignored it, as a result the sale contract which should have been implemented at the start of the process was only done at the end, in the completion week; a deposit which should have been paid by the assignee at the start of the process was not collected by her, leaving me at considerable financial risk during the assignment. She ignored many of my emails and telephone calls which created an atmosphere of poor communication. As a result many mistakes were made, I found her incompetent and disrespectful. I made many complaints to the boss of the firm but nothing improved. Eventually a messy completion took place, months late. I did not get any legally executed completion documents from Wilford Smith and also no statement of account for the fees I paid.
In the end, I had to engage another solicitor to make sure completion had legally taken place and to get me the relevant completion documents.
I have made a formal complaint to the Legal Ombudsman which is being processed. BEWARE OF THIS SOLICITOR
View this review on GoogleWe had a great experience with Wilford Smith - They were very helpful and helped with my first property buy with no significant delays. Communication was always the clearest; overall would certainly recommend.

This was not even my own solicitor, they were acting for the seller yet their incompetence nearly caused the entire sale to collapse. In my experience, the so-called “purple team” are one of the most chaotic, unresponsive and disorganised group of solicitors I’ve ever had the misfortune of dealing with.
For eight weeks, they appeared to sit on tasks that were essential for progress. Despite having everything they needed, they failed to request key documents, half-completed jobs, and consistently missed every reasonable timescale. We actually passed the original completion date purely because they didn’t do what they were required to do in the first place.
Communication was atrocious. Messages went unanswered for days or weeks, and when anyone attempted to move things forward, whether me, the seller, or the estate agent, they suddenly became defensive and aggressive. They even claimed not to have received important emails… which were later found sitting untouched in their inbox. Their lack of accountability as a team was astonishing; no ownership, no urgency, no clarity, and no explanation.
There were no unusual issues with the property, no complex legal hurdles, just a complete lack of understanding and organisation on their part. Everything dragged on because of them, and their behaviour made an already stressful process significantly worse.
If you value communication, professionalism, timely action, or basic competence, I would strongly advise you to stay far away from the “purple team.” My experience with them was nothing short of disastrous.
